Property Condition Assessment & Technical Due Diligence Property Condition Assessments are performed prior to the purchase or refinancing of existing buildings. The purpose of these assessments is to evaluate building conditions with respect to physical deficiencies, defects, maintenance histories, and component lifecycle issues. Property Condition Assessments also provide cost estimates for recommended remedies or component replacement. Built Environments performs Property Condition Assessments in accordance with the ASTM E2018-08 Standard Guide for Property Condition Assessments. As specialists in building science, we also assess structural and environmental conditions not addressed by conventional due diligence and baseline assessments. Example of these conditions include EIFS problems, cladding failures, material defects, moisture intrusion, microbial contamination, and indoor air quality. Preliminary assessments begin with the review of existing documents, drawings, specifications, maintenance histories, and reports. Reports provide clear understanding of existing conditions, performance issues, structural and environmental risks, remediation recommendations, and estimated costs of proposed remedies.
