Project scoping is an
important facet of major remodels, whole-building remediation, and
building envelope retrofits.
Our forensic and architectural services address all phases of evaluation,
design, and scoping documents.
Building evaluation assesses the need for building investigation and then proceeds with the
execution of initial and detailed condition assessments. Here we
bring our full contingent of investigative and forensic capabilities.
Initial assessments typically include building walk-throughs, plan
reviews, building maintenance & repair reviews, and interviews with
facility management. Detailed condition or "damage"
assessments involve specific techniques to address mechanisms of damages,
the severity of damages, and distribution of damages.
Investigations often include methods such as occupant surveys, infrared
thermography, destructive testing, flood testing, moisture probes, window
spray testing, roof inspections, mechanical assessments, geotechnical and
civil engineering evaluations, and structural design analysis.
Evaluation reports provide conceptual recommendations and alternative
strategies for addressing discovered conditions.
Where the evaluation phase
establishes the cause and scope of damages; the design phase establishes a
formal scope of work, provides initial cost estimations, and creates
drawings and
documents necessary for preliminary bidding. We work closely with
building owners and their agents to discuss preliminary design
considerations, building code and zoning issues, project logistics,
material selection, and warranty coverage.
Scoping documents
provide building owners and contractors with a collection of information,
summary opinions, recommendations, and preliminary architectural drawings
for the purpose of assessing project feasibility and generating
preliminary bids.
